Families enjoy the property for a quick trip downtown to attractions. With family-friendly furniture and limited breakable knick-knacks, the private king bedrooms (everybody gets their own bathroom!) are a nice retreat from a busy day sightseeing.
We also frequently host couples for couples’ getaways – the house layout is very conducive to each pair having their own private space to enjoy, while coming together in the living space to enjoy company, or head out to one of Chattanooga’s tasty restaurants.

Payment & Cancellation Policy
Payments
1st payment is 50% of the total, due upon booking.
2nd payment is the remaining 50%, due 30 days prior to arrival. It will be charged to the card used for the initial booking, unless guest specifies another preferred card.

Every booking requires a fully refundable security deposit of $500. This amount is not included in the booking total as it is refundable. The security deposit is a standard hold placed on the card 2 days prior to arrival and is released 2 days after the successful stay.
Cancellations
Should you need to cancel your stay, we will provide a refund as follows:
If 30 days or more prior to date of check-in, 97% of the 1st payment will be refunded. 3% is withheld to cover the credit card processing fees, which are not able to be recovered. If the cancellation within 29 days of check-in, there are no refunds.
For extenuating circumstances, please contact us and we will do our best to accommodate your request on a case-by-case basis.
Respect the Neighbors
As you know, our place isn’t a hotel in a commercial area – it’s a home in a residential neighborhood with close neighbors. So, we have some basic courtesy rules to help respect the neighbors.
- Outdoor quiet hours start at 10 PM and the property’s outdoor spaces close.
- No additional guests allowed on premises, at any time.
- Park in the driveway. Do not park in or block neighbor driveways.
Please be advised that if your intent is to party, this isn’t the right fit – you’ll be removed from the premises.

Location
The neighborhood has a high population of young people who are college students due to the close proximity to UTC and downtown. It is very urban in feel, and there is a bus stop directly outside the house on the corner of MLK. The neighborhood is friendly and close to just about everything. You’ll see homes in good and updated conditions, and it’s safe to walk (of course normal city precautions always still apply, don’t walk alone/ late at night/ lock the doors / don’t leave valuables in your vehicle etc). Like many cities, Chattanooga does not have the capacity of shelters for the amount of homeless – due to the urban nature of our property, you may see homeless people during your stay.
